More and more, today's film investor has adopted the mindset of a banker. No more falling in love with the project and writing a check. Pledging assets like tax credits, presales, MG's helps to secure the investor's position.

The producer has to be accountable, which is a foreign idea to some.

Some investors won't consider a project without equity committed. Even with an investor pledging matching funds, finding that equity is very hard to come by, even for the veteran producers.

What are you offering your investor other than the standard ROI?

Another way to approach your bank:

We have a total project funding of $37MM. We are bringing at least $45MM to Your Bank and want to know what dollar amount can Your Bank guarantee and we'll work backwards from that number. Your Bank can set the term from 2 years to 10 years or more.

If you have banking relationships (especially Wealth Management and Private Banking) with banks that are a part of federal reserve system, instead of going to them asking for money or to approve your project, go to them with this position of strength:

If we bring the cash ($5MM minimum), can you (bank) provide 7.5% to 8% for a minimum of 2 years?

You(bank) extend the credit, we'll provide the cash.

They are a part of the fractional banking system and love the thought of money being deposited into their bank.

If you have relationships with regional banks that have relationships with national banks, we can work with a scenario currently in the works where a Regional Bank is offering to put $12MM in treasuries that mature in 2 years in a trust account at Chase for a $10MM loan as a first transaction.
