Prominent Franklin businessman Adelbert Hartwell Morse developed many beautiful business blocks uptowne. On March 31, 1887 he held a grand opening for the Morse Opera House, his most ornamental project, before a sold out crowd at its opening concert. The opening concert featured a solo performance by Adelbert's daughter, Janette Marion Morse, who wowed the crowd and ensured repeat sellout performances at the Morse for years to come.

On January 17, 1906, the Zeotrope Theatre (then known as Morse Opera House) hosted the Franklin Business Association's celebration of the bicentenary of Benjamin Franklin's birth. The sold-out event featured many distinguished speakers including former Governor John Bates.
